Updated - October 02, 2026 at 09:58 PM. | KolkataCredai President Shekhar Patel informed that the share of affordable homes in the overall sales of residential properties has dropped
Credai, the apex body of real estate developers, on Friday said the Central government is preparing a new affordable housing policy, hoping the new policy framework will come in the next six months.
Reiterating the importance of revising the definition of affordable housing, the realtors’ body urged the government to remove the ₹45 lakh price cap per unit and retain only the prescribed size criteria in the new policy.
New policy
“We are in touch with the government Housing Department, Finance Department, and NITI Aayog. The government is preparing the new affordable housing policy,” Credai President Shekhar Patel told media persons during a media conference here.
Patel suggested to retain a 60 square metre limit for metropolitan cities and 90 square metre limit for other cities for affordable homes. “We want that the cap of ₹45 lakh should be removed. There should be only an area limit of 60 sq metre for metros and 90 sq metre for non-metros to be called affordable homes,” he pointed out.
He said in the affordable housing segment organised real estate developers are not able to supply enough units what people require. “We have constraints on land, taxes, and approvals. We are working with the State governments and the Central government to resolve these constraints for the betterment of our citizens,” the Credai President said.
He informed that the share of affordable homes in the overall sales of residential properties has dropped.
On the new affordable housing policy, Patel said several government departments are involved in the process. “We are hoping for the policy changes in the next six months,” he added.
